The challenge
An ironshore plot 40 m from the tide line, with the whole south elevation facing open water. The owners wanted floor-to-ceiling glazing across that face — the exact elevation that takes the load in a named storm.
The solution
Cast-in-place reinforced concrete frame rather than block, tied to a raft foundation pinned into the ironshore. Impact-rated glazing throughout the south face, and the finished floor set 1.2 m above base flood elevation so surge passes under the living level.
The result
Delivered on programme in 2023. No structural damage and no water ingress through the following season.
